Riverfront Condo

Located high above Omaha’s riverfront with breathtaking views of the city and ballpark, this condo had incredible potential—but lacked the functionality and style our client envisioned. As busy professionals seeking a glamorous yet restful retreat, they enlisted us to reimagine the kitchen, dining area, powder bath, entry, and family room. The goal? Maximize storage, introduce high-impact finishes, and create a cohesive design narrative that embraced both modern luxury and everyday comfort.

This condo required a much needed refresh in functionality and aesthetics.

Hidden Pantry + Smart Storage Solutions

We added a concealed pantry behind the kitchen sink wall—previously occupied by an outdated wet bar—complete with a hidden door disguised by paneling. Other clever additions included tambour panel cabinetry, concealed litter closet, and built-in wine storage.

Integrated Structural Elements into Custom Millwork

Support columns and fixed plumbing lines couldn’t be moved due to the building's concrete structure. Instead of hiding them, we embraced them—using cabinetry and paneling to naturally incorporate these features into the design while enhancing function and visual interest.

Key Implementations

Stylized Lighting, Drapery, and Furnishings

We updated every room with tailored furnishings, layered lighting, and custom window treatments that celebrated the condo’s skyline views while creating warmth and personality indoors.

Lack of Storage

With no pantry and limited closet space, we reallocated underutilized zones to create smart storage—including a full-height pantry, concealed kitty litter cabinet, and reimagined hallway closets.

Challenges + Solutions

Fixed Plumbing + Support Columns

The high-rise setting limited what we could modify structurally. We designed the kitchen layout around the existing plumbing, and wrapped columns in cabinetry to make them feel intentional, rather than obstructive.

Visual Flow in a Compact Footprint

To prevent the small condo from feeling disjointed, we carefully curated materials, colors, and millwork that flowed between spaces—providing visual continuity and enhancing the sense of scale.
